APK Group is looking for a Facility Manager to professionalise our Belgian branches, bring experience in renovation and maintenance management and, in time, help shape the property portfolio in NL and DE.
Some of your duties include:
- Set up and manage an efficient ticketing system for maintenance requests and notifications.
- Setting up SLAs, KPIs and reporting for suppliers and internal stakeholders.
- Selection and management of reliable maintenance partners and technical service providers.
- Leading internal construction and renovation projects (planning, budget, delivery).
- Preparation and follow-up of multi-year maintenance and replacement plans (CAPEX & OPEX).
- Provide ad hoc solutions within budgetary frameworks and prioritise.
- Advise management on property strategy, technical installations and safety standards.
- Monitor costs, contracts and performance of service providers.
- Collaborate with IT and other departments for integration of systems (ticketing, BMS, asset register).
- Initiate energy-saving and sustainability measures at site level.
Your profile
- Minimum 5 years' experience in building management, facility management or a technical role within multi-site organisations.
- Technical background with knowledge of energy supplies, HVAC and plumbing installations.
- Experience in budget and cost price management (CAPEX & OPEX).
- Strong supplier and contract management skills; experienced in negotiation and SLA implementation.
- Hands-on, organisationally strong and results-oriented.
- Communication skills and stakeholder-oriented (internal/external).
- Languages: Dutch and French fluent; German is a strong plus.
- Willingness to travel regularly between sites in BE / NL / DE.
